Why we made these free

We run these numbers every week for the properties we co-host, so we built clean versions to share. No email wall, no slanted defaults that make every deal look good. The math is standard real-estate finance — cap rate is NOI ÷ purchase price, cash-on-cash is annual pre-tax cash flow ÷ cash invested, mortgage payments use the real amortization formula. Plug in your own numbers and decide for yourself.
