FAQ
How do I calculate breakeven occupancy?
Breakeven nights = total fixed monthly costs ÷ contribution per night (ADR minus variable cost per occupied night). Breakeven occupancy = breakeven nights ÷ nights in the month, as a percentage.
What is contribution per night?
Your nightly rate minus the variable cost of hosting one more night — cleaning, consumables, and per-night fees. It's what each booked night contributes toward fixed costs. If it's zero or negative, no occupancy level breaks even.
What counts as fixed vs. variable?
Fixed costs are owed regardless of bookings: mortgage, insurance, taxes, base utilities, subscriptions. Variable costs occur per booked night or stay: cleaning, consumables, percentage platform fees. Splitting them correctly is what makes breakeven accurate.
Is breakeven the same as a good target?
No — breakeven is the floor. A healthy target sits comfortably above it to absorb seasonality. If breakeven occupancy is high (above ~60–65%), the deal has little margin; raise ADR, cut fixed costs, or reconsider.
